SUMMARY:今天(3月3日星期二),美聯儲給大家送上大禮包——緊急降息0.5%!但美聯儲降息,是否就意味著房貸利率也會應聲回落呢?。。。
我換個角度來問這個問題:如果歐佩克(鏈接)通過增產決議,來打壓原油價格使其下跌,那我們在加油站看到的油價,是不是也會跟著下跌呢?答案是不一定。因為我們在加油站看到的油價,除了受原油價格的影響,還受製於各煉油廠的產能和營銷戰略,以及當地市場的供求情況等等因素的影響。各地的汽油價格不同,如德州的要比加州的低很多,Shell、Chevron、Arco等加油站之間的價格,也會因各自的產能和市場戰略而互不相同。如果因為病毒傳染的恐慌,引發消費者蜂擁至各個加油站去囤積汽油,那麽盡管原油價格在下跌,消費者能加到的汽油價格,卻是有可能不降反升的哦。
現在回來說房貸利率。美聯儲降息,實際上是通過親自參與債券市場的操作,來降低美聯儲預定的目標利率(target rate);而這個所謂的目標利率,則是其它各種重要利率,如銀行放貸給自己最優質的公司客戶的利率,房貸利率等等,的基礎。如果你把美聯儲看作是歐佩克,美聯儲降的那個息(即目標利率)看作是原油價格,各家lender看作是那些石油精煉廠,那房貸利率就是在加油站我們這些消費者能拿到的汽油零售價。很多時候比如說現在,當煉油廠(lender)因為受產能限製,無法應對蜂擁而來的恐慌性搶購,就會決定暫時提高在自己加油站(loan agent)的汽油零售價(mortgage rate),這樣做,一來可以控製汽油銷售量爆棚無法交貨,二來可以補償自己員工加班加點生產所產生的額外費用。
總之,美聯儲降息,房貸利率基本上是會跟著下跌;但如果因美聯儲降息過猛,造成過量的refinance需求,那麽房貸利率的下跌幅度,則有可能沒有美聯儲降息的幅度那麽大。歸根到底,房貸利率是由供需雙方的市場關係來決定的。
目前重新貸款50萬的利率,30年仍保持在近8年的最低點3.25%,15年仍保持在2.875%;購房貸款50萬左右,30年固定的利率為3.125%,15年仍為2.75%。
順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
