後來到他們PETWORTH的一個項目實地考察. 很湊巧, 這個工程剛開工的時候我來過, 因為想了解一下這家GC, 當然後來因為價格和其他一些因素沒有談. 當時特別欣賞這個SUPERINTENDENT, 所以這次有和他聊了半天, 結果發現實際上設計的問題極多(這是一個老的Apartment的維修,包括將半地下室周圍的REGRADING, installing new retaining wall around the the building, all new interior framing, MEP, etc. Developer 是一個大的ASSET Management Company), 例如
- 在REGRADING和RETAINING WALL 完成以後才發現房子需要UNDERPINNING. 但是UNDERPINNING之後因為房子低部增加的厚度,RETAININGWALL 的和房子之間的距離就太小了.
- architects changed the floor plans slightly in the late stage of the design, however, for some reason it's not communicated to the MEP engineers, so that there is quite some discrepancy. The GC' review of the plans did not catch this issue because the original plans were consistent. And of course, different trades follow their own plans. The discrepancy was found only after all the water, sewer pipes have been buried and concrete has been poured.
中間DEVELOPER和ARCHITECTS打冷戰,一兩個月沒有電話....出了更多的問題, 監工不得已自己去改原來設計的CAD, 然後讓設計師點頭.
我們上一個new construction項目雖然也有一些問題, 但看來至少設計上還可以.
我的總結是, 光看數據有時是很MISLEADING的...
