Summer Slow Down?

Started my computer this morning, and saw an email from the realtor, with whom I put an offer, she said the offer was accepted by the bank.

I was surprised I got it. The bank asks for $24,900, I offered $25,900. There was no multi offer paper I needed to sign, meaning mine was probably the only offer.

Anyway, this one is in the same complex as the one I got six days ago:

Only this time, the unit is bigger, and has two full baths. The previous one is 885 sqft, and does not come with a full stove, only a cook top, and one bath. This one is 1,005 sqft, with a full stove. My property manager says she will try to rent the first one for $695. This one should be $750.

I am surprised I got both. Normally I should be lucky to get one. Is there a Summer slow down? Buyers are on vacation?

P.S: PM checked the unit today, there are damaged walls, doors, windows. Needs a new range, frige. Lots of cockroaches. Need several thousand dollars to fix. Phoned realtor to back off from the offer. Unless price is lowed to 20K. Will see. Sept 1, 2011.
