買房後的糾紛請教

買房時請了房產律師，律師安排的survey，對survey的結果律師沒有和我們說過有問題。closing之後一年，鄰居家賣房，馬上就closing了，但鄰居家房子的買家的律師做的survey說我家的driveway有一點點占了他家的地。很少的一點，總共十幾平方尺。鄰居家的買家以怕影響將來房子的出手為由讓我們鄰居出麵找我們簽agreement，這個agreement條款比較苛刻，我們表示不想簽。而且我們也擔心這對以後賣房是個不利影響。

最開始他們是聯係我們當時的房產律師，在我們表示不簽之後，他們直接發律師信給我們了，除了說會申請法庭order移走我們過界部分外，他們因為delay closing的損失也要找我們負擔。我也查了一下encroachment的有關內容，這個driveway修建的時間應該很久了。律師信是昨天才收到，裏麵說限兩個工作日內回複。而我們的房產律師現在堅持他closing的時候告知過我們這個事，但他當時就提了一下survey上所說的我們的地的四個頂點坐標，完全沒有提及encroachment以及潛在的麻煩。在我們來往的email裏麵也完全沒有這方麵的內容。

現在我們想知道，一，這種情況除了簽agreement之外，把那點地買下來可行性及可能的費用。二，我們的房產律師在此事上的責任。因為review survey是他的責任，要是他當時提出來有encroachment issue,我們肯定會讓前任房主解決了才closing的。

因為周末找不到律師谘詢，所以上來問一下大家的經驗和建議。這周末兩天得趕緊找別的律師了。最好找哪類律師？
