you are just rescinding the contract, which did not cause any damages to her. She has no rights to ask for any unpaid rent. Even if the court takes the case, it would only either announce the contract to be rescinded or decide that you repudiated the contract. Even if you repudiated the contract, she did not pay the deposit and did not reasonably reply on your contract,and did not suffer any damages, while u did not profit from repudiating the contract, therefore, there will be no damages.
You can tell her that 1)she did not pay the desposit, therefore, she is the party who repudiated the damages first, and as a result, the contract is void. 2) even if it is you who repudiated the contract, she cannot get any damages .
