a) 允許buyer 從seller 接受 offer 或 buyer 接受 counter offer　那天開始算起１７天內，如果contigency conditions(貸款，房檢） 不能移除, 取消合約；
 

b) 在escrow　簽字後，有聯邦法律下的3天反悔期 (three-day right of rescission) 給予primary residence的 re-finance borrower(s) 取消合約，investment property or second home property borrower(s) 不可以反悔 cancel the transaction.  買房者沒有3天反悔期
 

c) 沒有上述 a) or b) 的條件存在，在closing 後反悔，最好的情景是房價漲了，seller 反悔了，buyer 可以拿回deposit， 最糟糕的情景是seller, listing agent, buyer agent, 一怒之下把你告到法庭。
