SUMMARY:今天(2月27星期四)美國股市受新冠病毒病例增加的影響,道瓊指數狂跌1,190點,創下曆史上最大的跌幅。美10年期國債的回報率跌破1.300%的防線,下探1.299%的史低位置,房貸二級市場的利率價格也隨之變好。目前重新貸款50萬的利率,30年仍保持在近8年的最低點3.25%,15年仍然保持在3.00%,購房貸款50萬左右,30年固定的利率仍為3.25%,15年仍為2.875%。
同時,利率曲線倒掛(yield curve inversion)的現象越來越明顯,也就是說短期利率(如10年固定、15年固定)和長期利率(如30年固定)之間的差距在縮小,因而出現了30年固定的長期利率在下跌,而10年固定或15年固定的短期利率卻基本維持不動的景觀。
順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
