求教: 這是個好投資嗎?

一個認識的人要在TOP15 大城市的大學邊上開個SUSHI 店。拉我入股10%（一萬刀）。 說是現店主（也是房東）要價17萬準備還價15萬。但是具體是先交5萬訂金，一年後視情況再決定是否買下。如果買的話股東不需再交錢因為頭一年賺的錢可以補足15萬刀的一半（另一半一年後再付）。
我認識的這人及其家人做經營，共需5人， 準備提供7.99 或8.99 Lunchbox加晚餐。
問題是現在店主經營中餐，月流水5萬（估算的）基本不太賺，據說生意太多顧不了這個店。店內裝修很簡單，外觀也不很入眼。這個15萬有點貴？ 因為買來需裝修且轉型作SUSHI，不應算買現成生意吧？邊上以前開過SUSHI店，生意還不錯。

請問是否太貴？另10%股份 是否太少？
