1.Auction,先要說明是什麽樣的auction。這個關係很大,關係你是否有權叫他搬走 =》I bought it in a trustee sale. Do I have the right to evict immediately?
2.假如無法聯絡前業主,試著“套”他給你看看。而這個“Auction”要求新業主必須follow lease的話(所以問題1有關),就什麽都不要做,你也沒權再發通知。=>In some states, lease agreement survives ownership change. In my case, the existing lease expires by the end of this month. So it's not that bad.
3.無論是哪一種“auction”,假如是買的“as is”,你隻能“買”他搬走,或者過了這個月之後,他不走也不付租金,你有權開始eviction。多數情況下這個月你不能做。=>I bought the property in "as-is" condition. I was prepared to pay up to 1 to 2 month's rent to get them out. If he doesn't follow through with his promise, I should have the right to evict him by Nov. 1, right?
