該不該扣押金

一個房客最近搬走。房子很髒。俺找人清洗地毯，花了百刀，俺自個洗牆刷牆，洗百葉窗，等等，花了兩個周末，材料費和人工扣了三百來刀。房客抗辯說，地、牆，窗簾髒是normal wear and tear, 不應該扣押金。壇上的地主，是這樣嗎？
