對這種機會，我總覺得也要考慮其他因素， 比如能否有穩定的客流量，是靠free way 還是靠周圍的business park 製撐。 這幾年我講過不少倒閉的，就在我每天運動的gym 旁邊就有 Jack in the box和一個 Chinese Buffet 關門。

apartment 的情況類是，也是20% downpayment， 也值得地主老慮
