最近好不容易在我最想要的好區拿到了一個HUD的房子。貸款估價建議查WATER DAMAGE,發現有手掌大的一片黴菌,不確定是否地板下會有更多的黴菌。房子是1996年建的,外觀很好。 我的出價比市場價格低 20%。找3個 MOLD CONTRACTOR 看, 結果有一個說KITCHEN(TILE FLOOR) 被FLOOD 過, 要20K 做MOLD REMIDIATION。
真讓人失望。我想我可以用10K用一個CONTRACTOR做好MOLD REMIDIATION (包括KITCHEN CABINET)。但這樣租房和賣房時都要DISCLOSE,還要成天擔心租客SUE。。。
如果說有一點黴菌的房子就買不得,60~70 年的房子不可能從沒有漏過水。我買的是1996 的房子,1960年前的房子哪裏還敢買啊。
退出ESCROW要 LOSE ALL EMD (+ 1000 FOR APPRAISAL AND INSPECTION)。THAT IS HUD’S POLICY。
