碰到職業老賴房客怎麽辦

兄弟我有一房 (single house) 出租，當時有一對（黑白混血，阿拉伯）及他姐姐來看房，他們的都很低，credit 不到 500。當時沒經驗，又看他們有幾個孩子，心軟了，就租給了他們。沒想到噩夢開始了，麻煩不斷，花樣百出。這個月初，他們就說拖到九日交房租，九日問他們，他們就不回我的電話，短信。我就給發了 5-day notice。十三號，他們說用paypal Echeck 付了房租，結果十六日Echeck被deny了。現在他們說Paypal還在處理，但不知道要多久，雲雲。總之，一切都不清楚。Delay fee 已經有$1000，他們肯定不會交的。我頭疼死了。我想向大家請教一下，如果我啟動eviction process，但中間他們突然付了房租，是不是Eviction process就得停下來？可不可以因為他們拒交Delay fee 把他們趕走？
