1. Remove all the carpet and replace it with vinyl except the stairs and kitchen (owner provides the vinyl). Kitchen has the vinyl floor already but need patch. Put new carpet and pad in the stairs.
2. Replace all the non-working lights and all fluorescent lights (owner provides the light fixture and all new LED light bulbs). Replace all outside lights.
3. Paint entire house inside (fixing all drywall problem).
4. Install all the closet doors back, paint several dirty doors white
5. Fix all the damages of the house (kitchen cabinets, faucet handle, plumbing leakage, outlet, etc.)
6. Power wash the basement and siding. Dry lock entire basement and paint basement floor.
7. Replace the garage back door (not the garage door)
8. Remove all the trash in entire house including garage and yard.
9. Clean entire house inside.
10. Install 7 smoke/carbon monoxide detectors in three levels
11. Repair the fence gate. Change the fence in the back to allow car comes into the garage.
12. Install appliances: stove, dishwasher, range hood, refrigerator (owner provides the appliances).
13. Check sump pump, install the sump pump if necessary (owner will buy the sump pump)
14. Remove the drop ceiling of the kitchen and install 2 new light fixtures.
15. Install all new blinds.
16. Install 3 handrails for stairs to the basement
17. Extend the gutters in the front and back
18. Grade the yard in the back (50 bags of soil, owner buys the soil), power wash and paint bottom wood part of the siding
19. Install all the missing vents, outlet covers, switches.
20. Drywall master bathroom shower and tub, remove extra shelf in master bathroom.
21. Replace 2 broken bathroom faucets.
