Home warranty is different from house insurance. House insurance covers structure, contents in the house with deductibles. Home warranty covers breakdowns of electric, plumbing, appliances. Home warranty only does repairs. It doesn’t replace. Different plans have different coverage. The cost is around $400 per years. Every repair will cost around $60 visit fee, even repair is A/C.

I have used two co.s . One is national. I will never use them again. They try to find any excuse not to cover the parts. The other one is American Home Shield. I have their plan for my two houses. I’ve already requested several repairs, refrig, A/C, plumbing. Some were existing problems. But they never question about repairs.
