最近看了許多房子,發現大部分賣主以ZILLOW的z-estimate 為基準,定價。有的就是以Z-ESTIMATE為賣價,不多不少一個子兒。有的訂偏高1。2萬,有的少1。2萬。可是,在一個下降的市場,zillow 數據偏離市場不少。
前天(8/1)剛好看到一房子,SUNNYVALE 的接近cupertino的好學區,按說較好學區的房價即使不漲,也該持平,更何況現在是以往的旺季,可是不然也。這個房子。前天zestimate=1.222MILLION,今天(8/3)已降到 1。16 million。
房子: 563 Alberta Av., CA 94087
4bed,3bath, 2186 sqft, lot 17,424 sqft, built 1960.
sold on 7/3/2007 at $1,059,000 ( 為什麽原屋主才5天就又降價16k賣掉?搞不懂)

現在,來看在當時 7/3/2007 的ZESTIMATE: 從今天8月3日,ZILLOW'S DATA:
Charts & Data ZESTIMATE™: $1,160,311 30-day change: -$118,057
Which means, the house price is going down by 118,057 from the previous Zestimate, so, I can conclude that on 7/3/2007, Zestimate= 1,160,311+118,057= 1,278,368. However, on the same date, the house was sold at 1,059,000, which means, zillow overstated the house price by $219,368. i.e., 20.7% overstated the price.
