Black Americans are money makers

For low end rental properties, very good percentage of renters are black or Latinos. They lived in working class and can barely pay their rent in timely manner. They have no savings and they can't go anywhere. 

As result, they tend to be stable and live very long term in your properties.They are our cash flow. We should appreciate it.

The question is how to find honest and reliable renters. It's based on your experience and screening techniques.
