self employment and private business are always not stable. you should try to avoid tenants like this in the first place.

since you are in this situation, you need to talk thru with your tenant and see if he can move out voluntarily and figure out a timeline accordingly.

you should prepare an eviction any way. The movement in eviction process will reminds your tenants of speeding out moving process.
