急問: 要不要趕這個房客出門?

這個房客是個單身白人, 人挺nice的. 他開店賣樂器. 第一第二個月按時交房租, 第三個月晚了九天, 但是很痛快的交了late fee. 現在是第四個月一直沒交錢, 12號打過電話說是生意不好年底沒人買樂器, 上個月付完房租就再沒有進項了. 所以他要去申請parttime job了. 然後我查到他的utility bill也over due了. 現在想file eviction 了, 但是現在是年底房子也不好租, 是再等等還是馬上趕人呢?
