這些沒發票的維修費要如何做為成本來充抵盈餘

不小心做了地主滿一年，今年算下來可能會有幾萬的盈餘。不過幾乎所有的維修都是自己動手，材料幾乎全部來自craigslist。30幾扇窗戶/推拉門，10幾台冰箱/洗衣機/爐灶/洗碗機，兩套地板/地毯，外加勞模的drywall工錢，好幾千刀全沒有發票。更糟糕的是房子已經30幾歲了，前屋主已經把房子的剩餘價值折舊到隻剩下3萬元，地價有26萬，在depreciation上好像也沒文章可做。

這裏的地主應該有不少有類似的經曆，是不是有別的辦法可以將這些費用做為成本來充抵盈餘？
