Would you consider this application? Please help!

Cold weather it is hard to rent the house out. This applicant was guilty for a theft less than $1000 about 10 years ago. But no eviction history and not good credit. House is in low middle class community, but great schools. Applicant wants to rent for son attending the same school and needs more space for newborne.  Thanks for your help.
