房租和房價比

假入其他條件（地點、房子的維護、外觀、長遠的增值可能，管理的便利，等等）都一樣／都比較好：

如果年房租和房價比是1：10，從價格來看，大家都覺得一定是好deal嗎？？是不是看到這個的房子，就該馬上下offer?

如果年房租總和和房價比是1： 12呢？是不是房子的價格就不算什麽大優勢了？

還是這裏的牛人都鎖定讓房價更低房租更高的比率呢？前麵這個比率，是給老實的投資人參考的？
