跪請高人停下指路!

我是一個單親媽媽帶兩個小孩，有兩個房子，11年前花37萬買的，4臥2.5 bath, 2 car garage. 自己住一部分，出租兩間給學生$1200 cash。還有24萬的貸款，另一個是今年8月現金26萬買的，5 bedrooms, 2 kitchens, 2 full baths, 1 living room, 1 den，在一般藍領區。出租給了一家公司。他們有員工住, $2400/month, tenant pay all utilities.

現在隻有3萬在帳上。一直在看投壇上的帖子,很想再買一個出租。貸款挺難的。可不知怎麽辦？看好了一個象兩家庭但是一家庭的房子, built in 1969. Exterior is brick. 4000 Square feet, 3 garages, Fenced Backyard, big deck.

1^st Floor, 1 bedroom, 1 kitchen, 1 full bath, 1 living, family room and Den

2^nd floor, 4 bedrooms, 1 kitchen, 2 full baths, 1 living room, 1 dining room, 1 family room, laundry

養兩個小孩，花錢的地方太多，一直很省，生活挺難的，一直沒有安全感，我自己若幹年前被裁員之後，倒騰點生意，一月也就是3-4千元，拿1099，離開我的專業也太久，很難回去。生意也努力去做，可能是沒有天賦，起色不大。想在房地產產上有一些收入，慢慢的。可是資金有限，請各位高人指路。我還可以再貸款嗎，我這樣做是否太冒險?
