有了幾個SHF投資房,想買個fourplex.我在PHONENIX,中等區fourplex如下:
(ALL data coming from sellor):
four 2bd/1ba unit $500/unit/month: total anual rental income: 500X4X11=22000
water/trash:$2700, maintenance: $1200 , insurance:$800, tax: $1200==>total expense:6000
income: $160000
asking for $1600000 (should be able to lower it to ~150000)
return rate: 10%~
sellor claimed newer kitchen/applicance (will verify it later). I drove around the community, and found it is OK. Of course, all the tenants seems labor and lower income.
Does this sound a good deal? Any other things I need ask/study?
