how to grow your money from 300k to I M in less than 10 years

今天突然想透了一點。前一正一直想how to earn positive cash flow on rental property.

周末又嫌,拜讀許多投壇大作,esp BayFamily's 多篇文章,突然明白以前太靜態考慮rental property investment 的問題。

For example, currently, you can buy a $150k house with down payment $50k, if you can get 10% cash flow, which will be $5k a year. Not a bad investment, right?

If you buy 6 of such houses, then you need $300k cash and your possitive cash flow can be $30k/a year.

這個周末之前,我的思維模式一直停在這 $30k/a year rental income.

可是 what if each house appreciate $100k in five years? In 10 years?

Then, you six houses can bring you $600k appreciation in 5 years or 10 years.

Wow, 我為這想法感到非常激動,忍不住拿出來現醜了。

Worst case, if no appreciation, or if appreciation is very slow, you still get to keep your $300k in house equity plus rental income $30k/ a year.

我覺得這比花街投資好太多了。大家覺得樂?
