If you buy 6 of such houses, then you need $300k cash and your possitive cash flow can be $30k/a year.

可是 what if each house appreciate $100k in five years? In 10 years?
Then, you six houses can bring you $600k appreciation in 5 years or 10 years.

Worst case, if no appreciation, or if appreciation is very slow, you still get to keep your $300k in house equity plus rental income $30k/ a year.
