You have the two extreme cases.
Korean mother and daughter will have less wear and tear in general. They also have higher motivation to retain the high credit score. However, if at some point the wire doesn't come, they could be stucked. I would ask for more deposit for this case.
African family has no problem for the paying ability. It's about willingness or their spending pattern and habit. More wear for the house in general because it is an active family with kids. Low credit score? yes, they have little to lose (credit file wise) if they walk. Check credit report carefully to see if they have other negative entries beyond the foreclosure, also the current debt accounts. Don't take the other landlord's word for word.
