which one I should choose? my rent is 2950

the house is very nice and in good community.

one applicant is african american couple with 2 kids who rented another house in our community for 3 years. Now the owner want to move back, so they have to move. They have bankruptcy in 2009. They claim it's cause of home forecloure, their credits are very bad. But they have high income (total above 200K yearly). Their rent now is $2900 now. The letter from their landlord said they paid rent on time. They are willing to pay rent direct deposit from their payroll.

the second is Korean mother and daughter, combined income is very low.around $30000 yearly. their rent is $2250 now. The credit is good and around 710. The house they rent now is under contract now. So they want to move. their agent (who is the listing agent for the house they rent now) told us they have monthly wired money from Korea, 85000k yearly, it's the main source of their living. The bank statements they provided did prove they had the monthly wired money.

Which one should I pick and anything else I need to ask? (I'm thinking of check the w2 and pay stubs.)
