my friend, while money is all good and great, quality of life is also important.

I consider myself a value RE investor, to me cash flow is the key to survive this game, but investing in lower end market, is completely different. I usually against investing in extreme poor inner city neighborhood, money is not everything.

lower end housing requires more time and effort, you will face lower quality tenants, much harder to collect your rents, and many of these white/black trashes, are profesional liars, you be dealing with them in court the rest of your life.

worst thing can happen to one is you with GOD but money still at the bank.
