without landlord coverage, your home owner insurance may refuse to pay any medical/liability claim relating to your tenants.

You might want to let them go and sign a release form. If they prefer to stay, the best is to let them sign a release statement as well. But be careful - try to down play a bit. Over alerting could trigger unexpected response from the tenants.
