and it depends how much risk you willing to take.

1. if you 1 or 2 units small landlord, incease rent may result vacancy.

2. but when I was still in early rental stage, a big guy told me that, you can only collect 95% when you 100% full, but to reach 110% of collected rent, youo need to kick people out. what it mean is, as you reach to certain scale, you want to routinely rotate have 1 or 2 vacant units, little update and paint job can result in increased rent, new deposit, collected damaged cost, and updated unit...
