新人新問題：房租漲還是不漲？

潛水一年有餘，說真的在這壇裏學到了太多太多了，謝謝各位老師在這裏科普、總結、指點；謝謝你們的付出，得以讓我們這些＂房盲＂有了前進的目標。我想一定還有許多象我那樣的人，雖在潛水，但存感恩之心。我從去年開始買了一個duplex,因幾乎不能住，所以全部裝修，為此也找到了兩戶信用750以上的白領房客，非常好，其中一戶在前院自掏腰包種花鋪地。但近一年這裏租金漲了10%以上，一年到後重新簽約，真不知該小漲還是不漲？不知老師們是怎麽做的？有何建議？若能回複，太感謝了！
