求助:如何找商業地產貸款公司

新手上路，看了一個NNN 10 年lease, cap rate 8%,我們準備放25％ downpayment，貸75％。請各位前輩指點一下，這個投資合適嗎？大家如何找商業地產貸款公司？

另外我也請教一下各位有關商業地產投資的利率風險問題。現在貸款利率低，如果5年或10年後，我們需要重新貸款時，利率高了，超過了cap rate,該如何處理？
