typically, you have issues when you work with asian or south american agents. Sometime, they do not even submit your offers to the bank. One time, we made an all cash offer at the list price and eventually, the deal was closed at $5000 below the list price. Both agents were from the same office. There are a lot of other tricks as well. Sometime, I am mad enough to think about reporting them to the state agency and get their licenses revoked.
