我們是做student rental, the one year contractor was signed by both student and parent. The deposit is already collected. We never have any problems (certainly, I only do this for two years, not long enough). 學生房出租是有季節性的，而我們所有的合同都是一年和兩年的。經常會有學生 subleasing room or house，但跟我們沒有關係，這個時候，誰還租房。 ＄１０００ 連 $５００ 都租不出去。但學生還得交＄１０００ even though they are not here. In the summer, most of them are not here, but they will mail checks on time.
