常常有人講有正現金流的房子可以買。什麽是正現金流？

如果用現金買是否都是正現金流了？刨開升值的預測，現金回報率才是關鍵。現金回報率是的純現金收入除於現金的投入，通常是頭款。回報率高於借貸利率和高於其他投資回報率才可以買。

大家的正現金流是怎麽算的？
