急問 - 短賣房的亂收費問題

一短賣屋,本來正要close。按合同,escrow fee; owner policy; home insurance 都應該賣方出。

可是現在escrow company 給出的 estimate 指出這些都有我們(buyer)來出。平白多出3000多塊。escrow company 還是 seller 指定的。外加有一大堆junk fee。

我們指出,這些費用按合約都是seller出。這是escrow officer給的email回答:

the existing lender did not allow any contributions from the Sellers, nor did the existing lender allow sellers to pay for the home warranty. Existing lender will only allow sellers to pay $1,000.00 for the Owners Policy and Buyer to pay a portion approx.

如果是這樣,難道短賣屋的合同形同廢紙?請問各位大俠有沒有經驗,如何和這幫無賴deal?

如果他們非不承認合同,至少我應該有權要求換escrow company吧?(現在的escrow company 是seller找的。我的agent是說既然多數的費用都是他們付,我們就沒權利要求換escrow company)
