waterfront area which is eastern from washington blvd, like newport and exchange place is nice,but the price is high, not mention high property tax and HOA fee, it is hard to achieve 5% return . JC Jounare square is very convenient to NYC, not as safe as New port and exchange place, robbery and shot occasionally reported, but it's safer than Greenville setion of JC, lots of india, JC heights is similar to JC JS, but not as convinient as JS, however, it's close to Hobboken which is considered as a nice town and close to Stevens.You may find some deal in these two area, Greenville setion(?) which is lower than montgomery st is horrible, you need to be like sweeptt to do landlord business over there. JC downtown is pretty much similar like JS.
Overall, there is lots of sales over JC and lots of needs as well. you need to monitor its market(both sales and rentals) a while and gain a sense that which is a good deal and has less risk. otherwise, you are facing unknown risk.
