You have my sympaphy. It can ruin the whole holidays for anyone receiving that call. It looks like you are pretty good dealing with situation like that. Your hu*****and is even better :).
A few of my friends also got into that business (in Dallas area). One told me that he estimated that he can get around 8% annual return on his investment. This is assumming everything goes smoothly. I told him that I got around 6-7% return on my funds investment during last 10 years. He agree that there is no point to get in the rental business if that is the case.
That business is not very appealing to me. Or, maybe you can do better than that?
