頭痛，租客違約養狗

我的租約上規定不能養寵物，今天HOA打電話說我的租客的狗把Fence撞壞了，跑到鄰居院子裏，嚇著小孩了。請問我該咋辦？

1. 以租客違約為由，把他趕走，如果他不走，或走之前破壞房子，咋辦？

2. 讓他把狗送走，如果他答應把狗送走，但又偷偷留下，咋辦？

更讓我擔心的是萬一他的狗咬了人，我被告上法庭，咋辦？

哪位給出出主意？謝謝！
