what is your lease say if there is lease violation?

You need a different lease or add the pet policy.

Send him/her a notice for violation and add terms for correction.  check local law for removing animal from the property.

In my lease, I have term for penalty $100 for each lease viloation and $30/days for unauthorized pet.  And landlord reserves the right to terminate the lease for repeated violations.
