This may sound evident, but it takes me 2 years to gradually understand it.
After reading some of the posts in this forum, i feel not many people understand it.
When i bought my first investment property, like many others, i had a great idea and great passion to renovate it, beautify it. The house was only 5 years old, of course the wall was dirty, carpet has stains, etc. I changed the pretty new vinyle floor in kitchen and bathrooms to tiles, replaced the carpet with brand new carpet, repainted the whole house, installed ceiling fans, even add appliances such as refrigerator, washer and dryer, etc. Everything was done to my own satisfaction. I spent about 6K on this project.
Later on I gradually realized that this kind of spending only satisfied my own taste, not really brought values. After all i am not going to live in that house. It is only the tenants who will live there and who really cares.
When i worked on my recently purchased property, my realtor and a friend strongly recommended me repaint the house, at least the living room wall, and change the living room carpet to laminate, etc, i agreed that changes would definitely make the house more attractive, but i did not spend a dime on that.
As a reward to your reading, here is a little secret to share: using magic eraser to clean the wall, don't do touch up painting, as it is very hard to find exact matchup paint. I had tried to clean the wall through touch up, and ended up repainting the whole house. You may have similar experience.
