請問當前的投資策略

各位大佬， 小弟坐標DFW地區, 持有一些SFH and small apt complex. 前十年這邊也是房價飛漲。 現在基本都沒有正現金流了。. 

請教大佬們， 在這種高房價， 高利率的情況下， 你們的地產投資策略的大方向是什麽。 

1. 自己開發

2. 買遠程的

3. hold cash for next opportunities. 

我還沒經曆過 real estate downturn. 現在的情形有沒有future downturn的跡象。
