想問一個朋友借錢的問題 如何保證錢能按時歸還？

朋友在美國 有房產 有體麵工作. 急需一些資金周轉. 大致10萬塊.  有人說做公證 用房產抵押 如果還不上 有權放lien，還有的建議對方買份保險. 問題是有這種保險賣嗎？ 不知道有沒有更好的辦法. 朋友是想讓借錢一方相信 他不是借錢不還的主兒. 如果是借高利貸 找銀行借之類的 就別建議了. 這些都知道

經過允許 透露一下借錢的原因：他在coinbase 炒比特幣 賺了不少錢 現在都是udst. 他想一次取出 但沒料到 irs 要先交30%左右的稅 才能取出. 而且取錢的order 無法取消. 想一點一點取出也沒辦法了. 他湊了不少錢準備交稅 但還差10萬.
