為什麽出租房不能做NNN lease?

商業地產很多NNN。

但是民用出租房，地主需要付地稅， 保險，維修。。。現在這些費用都瘋漲。地主成本極大增加，房租增長的幅度趕不上這些費用的增長，現金流極大減少。

但是，作為房客我們租用的商業樓，NNN，地稅保險維修都是我們出，房東無需擔心這些漲價。

能借鑒商業NNN用於民宅出租嗎？
