房客住了五年，房子需要修理很多

granite counter變成了黑色，一定需要換了，房客三個小男孩，在牆上，門上寫字，畫畫，我能用房客的deposit扣掉換counter和刷漆的費用嗎，想把counter換成石英的，這部分費用應該怎麽算
