It really comes down to one key question:

How will the Seattle RE market go from now?

It's just about everyone's wild guess.

But on the other hand, from investment point of view if you put your cash into SPY right now (either DCA or all in) 20 years later I am pretty sure that it will give you a great return with the compounding mechanism.
