insurance都是deductible expense。自住房不能報 depreciation不管自住房是不是有貸款。

自住房有貸款可以dedut home mortgage interest on Sch A. 但是如果你Sch A itemized deduction 少於standard deduction, 那home mortgage interest 也用不上了。
