波大說得對，capital gain隻有3萬

樓主：

1）有10萬的總利潤， 其中7萬的Unrecaptured Section 1250 Gain（通常所說的depreciation recapture），3 萬的long term capital gain

2）還有7萬的passive Loss carryover(or carry forward) from previous years。

最後一項的7萬是肯定可以抵消掉的， 與收入無關，隻是我不確定是先抵消recapture，還是先抵消capital gain。

賣房子的long term capital gain  可以offset 股票的long term capital loss.
