買房問題 -- 我們有case嗎？

在買一個new construction的房子，MLS上說它有3850 sq ft。

我們已經簽了Purchase and Sales Agreement，交了$30k的押金。

上星期做了appraisal，結果是gross living area比MLS上列的少450sq ft, 但是appraisal出來的價格和我們將要付的一樣。

昨天我們和agent一起去量了房子，結果是比appraiser量的多120sq ft, 比MLS列的少330 sq ft。appraiser少算了一塊100 sq ft左右的地方。我們的agent給seller's agent打了電話，seller's agent說她在MLS上列錯了。

我們的agent建議我們要求seller降價$15k，今天早上剛接到電話說seller認為appraisal的價格是一樣的，所以不願意減價。seller說房子還是那個房子，他們並沒有拆掉一間屋子，“you get what you see".

他們不減價，我們就不想買這個房子了。我們的agent說我們得準備打官司。

請問，我們有case嗎？
