請教出租房問題

甲方將自己租的房間出租給乙方，兩人share一個房間。口頭協定如果任何一方退租要提前30天給對方通知。甲方收了乙方$400押金。之後，乙方私自搬去客廳居住。期間甲方多次讓其搬回房間，因為房東不讓出租客廳，但乙方無視。三月中，甲方讓乙方另找房子。乙方仍住客廳。四月中，甲方告訴乙方，如現在不搬出，等到搬出時也要提前30天告訴甲方。第二天乙方就告訴甲方四月底搬家。甲方退乙方$200租金。現乙方告甲方要求賠償$500。一部分是剩下的$200租金。另外三百是居住客廳三個月，每月應該退回$100租金，理由是客廳應該比房間便宜。

請問這個官司誰會贏？謝謝！
